# How to Calculate a SACCO Loan Repayment in Kenya: Rate, Term and Total Cost

The monthly instalment is often the first number borrowers ask for, but it is not the only number that matters. A useful repayment calculation also needs the principal, term, interest method, fees and repayment frequency.

## The four inputs you need

Principal: the amount financed.
Rate: the quoted interest rate and whether it is monthly or annual.
Method: flat or reducing balance.
Term: number and frequency of instalments.

## Reducing-balance repayment

With reducing-balance interest, interest is charged on the outstanding principal. As principal is repaid, the interest component generally falls. An amortised monthly-payment formula can produce a level instalment even though the split between principal and interest changes.

## Flat-rate repayment

With flat interest, the rate may be applied to the original principal for the full calculation period. Because principal repayments do not reduce the base used for the interest calculation in the same way, a flat rate should not be compared directly with a reducing-balance rate just by looking at the percentage.

## Example: why method matters

Suppose you are comparing two KES 100,000 loans over 12 months. If both advertise the same nominal percentage but one uses flat interest and the other uses reducing balance, the total interest can differ materially. Ask for the actual repayment schedule instead of assuming the rates are equivalent.
